Description

Charnwood Borough Council ('CBC') owns and manages around 5,450 rented properties and 333 leasehold dwellings based in the town of Loughborough, Leicestershire, and its surrounding towns and rural villages.

CBC intends to enter into a contract with one successful Contractor under a bespoke form of the JCT Measured Term Contract ('the Contract') for a period of 2 years with the potential to extend for one further period of 2 years to a maximum of 4 years total contract duration.

The Disrepair Works programme (the 'Programme') comprises an on-demand repair and maintenance service to occupied properties in the Council's housing stock which are the subject of a housing disrepair claim initiated by the tenant.  The Programme includes to repair these properties within prescribed timescales in order to allow the Council to comply with its repairing obligations, increase customer satisfaction, and to prevent successful disrepair claims leading to financial loss to the Council.

The Programme is estimated to commence in January 2024 and will include but not be limited to inspections and surveys, damp and mould works, plastering, re-pointing, joinery repairs, roofing and roofline works including missing tiles, and repairs to  chimney stacks, rainwater gullies and downpipes, replacement of double glazed units, partial replacement of kitchen units and worktops, flooring repairs, plumbing repairs, repairs to WCs and bathroom suites, repair to plasterwork and ceilings, rehanging and/or replacing internal and external doors, lock replacements, , installing smoke and carbon monoxide detectors extractor fans and loft insulation, electrical and central heating.

Fletcher's Lea External Refurbishment Project

To renovate the decking areas of Fletcher's Lea to agreed specifications. Fletcher's Lea is a multipurpose space that serves high end guests attending weddings, celebrations and conferences but also provides a setting for a variety of events for the community of Ware. The aspiration is to improve the current facilities so that it is desirable to all clientele whilst being functional and efficient for every use. In general access to Fletcher's Lea will be Monday to Friday from 8am until 8pm. If work is required to be undertaken over the weekend, this can be arranged with the Sales and Operations Manager. Ware Priory is operational with commercial and charity events at various times. Coordination with the Sales and Operations Manager will be required as it may be necessary that no work is carried out should it be deemed to cause disruption to private events on the Priory estate. There are a number of business tenants that hire space on the first and second floor of Ware Priory. None are located near Fletcher's Lea, but the contractor will be expected to advise the Sales and Operations Manager if any work due to be carried out will be disruptive to them so that she can manage this situation, either by noise or dust pollution.
