The Riverside Group has a significant Cladding programme following government guidance and implementing fire safety assessments. We have circa 22 blocks that need cladding. It’s envisaged that The Riverside Group will be utilising the new PAS9980 approach to all projects, and this outline scope will then be developed further and concluded within the PCSA stage. TRG Cladding Remediation Framework - AWARD

The Riverside Group has a significant Cladding programme following government guidance and implementing fire safety assessments. We have circa 22 blocks/cores that need cladding. In practical terms this translates to multiple blocks of varying heights, which require some form of remediation. It's envisaged that The Riverside Group will be utilising the new PAS9980 approach to all projects, and this outline scope will then be developed further and concluded within the PCSA stage. The contractor will have full design responsibility for their design and the works will be instructed under a JCT design and build contract 2016 with amendments. The predicted spend (but not guaranteed) is estimated at £300million over a four-year period. As the detailed scope of works is currently unknown for many of the sites, The Riverside Group will need to engage with the appointed Framework contractors to help develop the very complex type of work, enabling the correct solution to be delivered. Each remediation project is different and can range from £4m up to and over £15m and vary greatly in the required works. The Riverside Group wishes to establish a Framework Agreement with Works Contractors who can deliver the required works on this varied programme. It is anticipated that a maximum of 5 Contractors will be appointed to the framework, though Riverside reserve the right to amend this subject to requirements. Under the Framework Agreement there will be the option to call-off contracts either by mini competition or direct award, as outlined in the Framework Agreement (Document G). Applicants should note that, under the Framework Agreement, no organisation that is entitled to call off shall be under any obligation to do so.

London Construction Programme Major Works Housing Framework MW24-H

LCP on behalf of Haringey Council has awarded a new major works framework specialising in housing and residential, to replace the existing major works framework. Scope of works will include new build housing, MMC, planned maintenance, retrofit, fire safety works, refurbishments and adaptations. It has been established for a period of 5 years and will be available to any public sector body in London and the Home Counties. The London Construction Programme (LCP) was established in 2012 by Haringey Council, supported by other London Local Authorities, to develop a pan-London strategy to improve construction procurement. The LCP is a 'virtual organisation' hosted and operated by Haringey Council's Strategic Procurement Team, led by the Chief Procurement Officer within the Council. The new Framework is to provide housing construction and housing construction related activities for new build developments, housing related planned maintenance, fire safety, retrofit and refurbishments according to the Lot Categories. The services will be available in 9 lots: Lot 1.1 New Build £5-£15m contract value Lot 1.2 New Build £10m-£25m contract value Lot 1.3 New Build £20m+ contract value Lot 1.4 Single Stage tendering, £5m+ contract value Lot 1.5 Modern Methods of Construction, £5m+ contract value Lot 1.6 Passivhaus or equivalent, £5m+ contract value Lot 2.1 Planned maintenance and fire safety works £1m+ Lot 2.2 Retrofit, refurbishment and adaptations Lot 2.3 Multi-use, £1m+ contract value LCP has reserved places for micro-, small-, medium- and large-enterprises on different Lots in order to encourage SMEs and provide choice for its Clients. CHIC KITCHENS AND BATHROOMS FRAMEWORK 2024-28

CHIC has supported members with previous new frameworks (for construction materials, works and services) and are now seeking to establish a 4-year framework for Kitchen and Bathroom renewals under our members Housing Capital and Investment Programmes. The aim of the Kitchens and Bathrooms Refurbishments is to bring our member's homes with kitchens or bathrooms that are beyond their useful life respectively which is currently 25 and 30-year cycles respectively. The Authority recognises that our members have prioritised Compliance works, we are now in a downcycle of investment for key elements of disrepair. In order to rectify this, much more investment is required for key elements including Kitchens and Bathrooms. The kitchen upgrade may potentially use materials from the CHIC kitchens Supply Framework (2023). Our members are responsible for a variety of property stock and may therefore be tenanted or other properties that are subject to Section 20 of Landlord and Tenant Act processes. Our Kitchens and Bathrooms Framework will cover repair, maintenance and/or supply and installation of kitchens, bathrooms, wet rooms, wc and electrics. Works can include (but not limited to) the following; • Extraction of the existing kitchen/bathroom/wetroom / wc (including all existing fixtures, fittings, tiles, floor coverings) • Removal of any materials of asbestos content under controlled conditions and in accordance with all current legislation • Implement any structural alterations to allow for the installation of the new kitchen or bathroom • The removal from site of all debris and the disposal of in the correct manner • The supply and installation of new kitchens/bathrooms/wetrooms / wc (including all new units, sanitary ware, tiling, floor coverings, pipework amendments, electrical alterations, ventilation works, fixtures & fittings, decoration works) • Test and certify the works upon completion • Occupational Therapy requirements and to comply with Part M of the Building Regulations.

T963 Towers Refurbishment Phase Three - Rayleigh

The University of Essex (the Authority) invites expressions of interest for participation in a tender process for the refurbishment of the third of six Towers, Rayleigh, at our Colchester campus. The University of Essex has already completed refurbishment works of the first two Towers on the south side of campus and over the coming five years, will refurbish the remaining four towers, on the north side of campus. The refurbishment works will provide more thermally efficient buildings, with all new services, considerably enhancing the student accommodation for many years to come. The project involves the complete removal of almost all elements to the building, only the wall and floor structures will remain intact. The existing services will be fully stripped out including all of the plant serving the building. Both of the existing lifts will be entirely removed, and remedial works undertaken to the lift shafts. All the windows and curtain walling will be removed which will require a full scaffold to the entire building. The roof will need to be replaced with the addition of thermal insulation. Added to this, internal services are failing and a major refurbishment is required in order to ensure the towers can be certified as 'safe to occupy' under the Building Safety Act and to maintain the life of the asset and preserve it for future years. The towers blocks are classed as 'higher risk' buildings under the Building Safety Act which was granted Royal Assent on the 28 April 2022. Work needs to begin as part of this project on preparing safety cases for all accommodation coming into the remit of the pending legislation. All new services are to be installed with a considerable amount of design consideration to reflect the way in which students live and operate within the building. For example, the introduction of mechanical ventilation to all communal areas and student bedrooms. The building will have a new fire detection system, combined with an all new misting sprinkler system throughout. Fire compartmentation will be given great attention both horizontally and vertically through the building. The project will also deliver new fire-fighting lifts. Within the design brief the ethos has been to implement high levels of protection to life of the occupants and to enhance the fire strategy for the building.
