JHG - Fire Door Inspection Tender

The core delivery requirement will be an un-intrusive door survey to both communal and flat entrance doors to the full range of properties owned and managed by Jigsaw Homes Group (JHG) including; - JHG owned commercial properties - new build properties - Any other buildings for which JHG have a responsibility for. An overview of the residential buildings within JHG stock are: - High-rise blocks greater than 18m (7 storey and above). - High-rise blocks between 11m and 18m (5 and 6 storey). - Medium-rise and low-rise residential blocks of 1, 2,3 & 4 storey - Over 55’s, Independent Living Schemes (Sheltered Housing and/or Extra Care). - Agency Managed/Supported Housing, including Houses in Multiple Occupation (HMO’s) and Hostels. The successful service provider will be expected to mobilise to our timescale and be operational by the 1st of October 2025, please refer to Section 1.11 the Tender Process Summary below for more details. The contract period is for four years on a 1 +1 +1 +1 basis. An annual review will be conducted every year. As long as good performance is maintained, the contract will continue into the next year.

The Northern Ireland Housing Executive (the Housing Executive) requires qualified accredited Domestic and Non-Domestic Energy Assessors for the provision of: • An energy performance survey service applicable where tenants apply to purchase their dwelling under the House Sales Scheme for properties for which a valid Energy Performance Certificate (EPC) does not exist. • An energy performance survey service applicable for the sale of vacant dwellings for properties for which a valid EPC does not exist. • An energy performance survey service applicable for the letting and re-letting of commercial premises not exceeding 500sq metres gross internal floor space for which a valid EPC does not exist.

Additional Shirehall Surveys to aid in the mitigation of Planning Conditions

Herefordshire Council is seeking to appoint a service provider to carry out the following surveys to mitigate planning conditions: • Roof coverings (excl first floor CCTV roof to Goal Street as due for demolition) • Rainwater goods • External masonry • Exterior and interior of windows • External doors • Boundary wall to Goal Street • Timber roof lights • Inspection of stone needs to consider; all damaged/spalled/worn elements of stonework which will require repair and a specification for their repair; all mortar joints which will require repair and a specification for their repair; all damaged/spalled/worn brickwork elements which need repair and a specification for their repair.
