Description

Leeds City Council is looking to procure a closed framework of up to 5 contractors to deliver non-housing planned maintenance works on behalf of Climate, Energy and Green Spaces to non-housing properties across the Council's estate. The contract will run for a term of 2 years with no extensions.

Aberbargoed Primary School - New Roof Covering

You are invited to submit a tender to provide new roof covering and associated works at Aberbargoed primary School. The scope of the project is fully described in the ITT but in summary the scope is: • Provide and erect fixed scaffolding with built in stairs, hoists for materials, and including additional protection over all maintained entrance/exit and fire escape doors, double boarded fans, kick boards, brick guards on handrails, netting and any post protection padding as may be necessary, etc. • Allow for all necessary protection to the existing outdoor play areas flat roofs. • Heras anti climb fencing to be erected around the complete perimeter of the scaffolding, a minimum 1-2m outside the base of scaffolding, to provide complete segregation between the works and school users. • Protected walkways to be provided at all entry points to the school • No Doorways, gates or walkways are to be blocked off during the execution of these works without the prior written consent of the contract administrator. • Decommission, take down, test, clean and set aside the existing solar panels ready for refitting when the roof is complete. Include for all new brackets, connections etc., and leave all working on completion. • To the areas noted on drawing provide and fit new Redland tiles in accordance with manufacturers recommendations and specification including all new lead gutters, valleys, flashings, breathable under cloak, and all necessary ventilation. • All to be as the attached BMI Redland specification. The existing insulation to be checked and increased to 300mm where necessary. • Roof insulation to be provided as section drawing A03 with 150mm K107 Kingspan Kooltherm roof insulation. • Lead to Gutters and Valleys to be Code 5 with Code 4 everywhere else • Take down and dispose of all Fascia’s and soffits, new fascia size increased to accommodate increase in roof insulation • Take down and dispose of all gutters, downpipes, etc. Replace with Alumasc, Heritage, Beaded, Deep Run gutter, square downpipes, brackets, etc., Colour to be Black. Gutter brackets fixed at a maximum 1.00m centres. Provide and fix to existing timbers all new PVC capping, fascia and barge boards, colour to be black. • Take down external sun blinds, set aside for reuse, refit on completion of the works • Allow for the replacement of all Velux rooflights in their existing positions and sizes. All rooflights to be automatically controlled with each one having its own with integral blinds. remote control, etc. • NB the roof replacement will be carried out in phases Phase 1 will be the hall / reception roof (Summer holidays 2025) Phase 2 will be all other roof slopes (Summer holidays 2026) Key Dates: Tender return date: 16 May 2025 Construction Start: 23 June 2025 (Phase 1) Construction period: 8 weeks (phase 1) Construction Start: 9 June 2026 (Phase 2) Construction period: 8 weeks (phase 2) Tender will be assessed on lowest contractor for both phase one and phase two works combined, phase one works will be carried out during summer break 2025, phase two may be considered as a continuation of phase one (subject to funding) alternatively phase two will be treated as a second phase for summer break 2026. Your submitted cost must reflect that this project could be spread over two summer holidays.
