Description

Staffordshire County Council has procured a Framework Agreement for the Repair and Treatment of Flat and Pitched Roofs and Associated Works.

This Framework Agreement is to provide Staffordshire County Council with an agreed schedule of rates for the renewal and repair of flat and pitched roofs on County Council owned buildings throughout the whole county of Staffordshire. This includes County Council offices and school and Academy buildings. The Framework Agreement is to satisfy the need to appoint suitable suppliers who can provide the required services to Staffordshire County Council, Partners, Schools and Academies. 

The term flat roof could mean any roof up to a pitch of 15 degrees and the roofs being worked on could be of a steel, timber or concrete construction. Most roofs will be single storey or two storey structures with the occasional three and four storey buildings. The work/service will generally consist of providing a responsive maintenance service for carrying out patch repairs to flat felt and asphalt roofs and for providing a comprehensive service to renew the roof finishes to roofs that have been identified as requiring repair through condition surveys and asset management plans.

The work will be to carry out traditional built up felt roofing with either pour and roll or torch on systems and cold applied adhesive system and occasional liquid applied systems. Individual projects will include all labours and associated works, for example, renewal of roof lights, scaffolding, perimeter protection, site compounds, welfare facilities and waste management as a minimum. There will be a great emphasis placed on associated Health and Safety issues. 

The term pitched roof could mean any roof over a pitch of 20 degrees and the roof could be of steel, timber, or concrete sub structure with a variety of tiles of surfacing materials. The structure could be single or dual pitched with ridge and multiple connecting roof structures of similar or varied construction types. Types of pitched roofs include below:

You are invited to submit a tender for the replacement of the lower block roof at Fochriw Primary School. Coed-y-Brain Primary School - New Roof

You are invited to submit a tender to provide a new roof covering and associated works at Coed Y Brain Primary School. The scope of the project is fully described in this ITT but in summary the scope is: - Provide and erect fixed scaffolding with built in stairs, hoists for materials, and including additional protection over all maintained entrance/exit and fire escape doors, double boarded fans, kick boards, brick guards on handrails, netting and any post protection padding as may be necessary, etc. - Allow for all necessary protection to the existing outdoor play areas. - Heras anti climb fencing to be erected around the complete perimeter of the scaffolding, a minimum 1-2m outside the base of scaffolding, to provide complete segregation between the works and school users. - Protected walkways to be provided at all entry points to the school - No Doorways, gates or walkways are to be blocked off during the execution of these works without the prior written consent of the contract administrator. - To the areas noted on drawing provide and fit new Redland tiles in accordance with manufacturers recommendations and specification including all new lead gutters, valleys, flashings, breathable under cloak, and all necessary ventilation. - All to be as the attached BMI Redland specification. The existing insulation to be checked and increased to 300mm. - Lead to Gutters and Valleys to be Code 5 with Code 4 everywhere else - Take down and dispose of all gutters, downpipes, etc. Replace with Alumasc, Heritage, Beaded, Deep Run gutter, square downpipes, brackets, etc., Colour to be Black. Gutter brackets fixed at a maximum 1.00m centres. Provide and fix to existing timbers all new PVC capping, fascia and barge boards, colour to be black. - Engage with and manage any asbestos removals by an Asbestos Removals Contractor from the CCBC Framework for Asbestos Removals on site. You will coordinate and manage their workload on site liaising with their specialist team and asbestos officers from Caerphilly County Borough council to ensure all asbestos is removed from work areas before any other works are carried out. - NB the roof replacement will be carried out during Summer Holidays 2025 Key Dates: Construction Start: 30 June 2025 Construction period: 8 weeks
