Description

South Hams District Council are looking to regenerate the town centre of Ivybridge by building a new food store and improving links to the town centre. A successful project will be one which is delivered on budget, whilst minimising disruption to the town centre and providing a phased build, keeping as much of the car park in operation as possible.
Improved pedestrian/cycle access, landscaping and car park provision will also be key to meet the goals of the regeneration project.
The proposed scheme will provide a circa 2000m2 food store (shell only) designed to a good quality with a 50 year design life, a new 240 space two tiered car park, along with associated highway and landscaping works. The estimated build cost is circa £6M.
The project has progressed from the initial concept through to the planning pre-application stage. The Contractor is to work through the comments from the pre-app advice and develop the current concept drawings into a planning and client compliant scheme.
Ground conditions have been investigated and we understand the ground is made up in parts with land adjacent to the river having a high water table and large granite boulders present. Full GI is provided as part of this submission.
For the avoidance of doubt, the construction is to be procured based upon an NEC4 ECC, Option A Design and Build main form of contract. The planning submission will be part of the design process using the PCSA and following the RIBA Plan of Work 2020.
